Austin’s amended 2024 Wildland-Urban Interface Code took effect July 10, 2025. It changes the code edition for covered projects and uses a property’s proximity to wildland to identify requirements. A roofing, deck or exterior-work proposal needs a site and jurisdiction check; an Austin mailing address alone does not settle applicability.
Does This Apply To My Project?
Covered work in designated WUI areas within Austin’s full-purpose or limited-purpose jurisdiction. Properties entirely in the extraterritorial jurisdiction are outside this city WUI code; split-jurisdiction sites need individual review.
What This Means For You
Ask bidders to explain the applicable WUI zone and material requirements before choosing products. A basic roof-covering or fence quote may leave out assembly details, approved substitutions or inspections. Comparing those items early is more useful than treating a generic fire-resistant label as proof of compliance.
Your Next Step
Check the city’s WUI map and jurisdiction boundary, then ask the project professional to confirm site conditions, the application date, applicable zone and required material documentation before finalizing bids.
Use the Map as a Starting Point
Austin distinguishes proximity zones rather than applying one identical exterior checklist everywhere. Its map groups Zones A and B together, so the city calls for checking distances and actual site conditions. Have the reviewer or project professional establish the relevant zone before a supplier treats a material package for another neighborhood as suitable for your property.
Tie Product Choices to the Plans
The city asks plans to identify products, where they will be used and the supporting fire-test information. Roof assemblies, vents, exterior finishes, decks and fences have different provisions. Request a materials schedule and a process for reviewing substitutions. A product’s appearance or a contractor’s general description should not replace the documentation expected for that component.
Distinguish Existing Conditions From New Work
The city says existing buildings do not generally need wholesale changes merely because the updated code took effect, subject to serious-safety-hazard determinations. New work has its own scope and application-date questions, and permit exemption does not automatically mean WUI exemption. Ask how repairs or alterations interact with retained materials rather than assuming either complete exemption or complete rebuilding.
Common Questions
Does this apply across Travis County?
No. Austin states that its WUI code applies within its full-purpose and limited-purpose areas, not to properties entirely in its extraterritorial jurisdiction. Other authorities may have their own requirements.
Can a coating make any fence compliant?
Do not assume so. Austin’s guidance says fire-retardant paints, coatings and stains do not provide the permanent resistance it requires. Have the actual material and location checked.
