NYC Service Upgrades: Put the Electrical Permit in the Scope

Plan an NYC electrical service upgrade with a DOB-licensed electrician, a documented filing, utility coordination and inspection responsibilities before work starts.

Adding a heat pump, induction cooking or an EV charger can reveal that a building needs more electrical capacity. In New York City, do not let that question turn immediately into an order for a larger panel. Start by defining the load, the building equipment affected and the electrician’s filing responsibilities.

Describe the Whole Building Connection

Ask the electrician to distinguish work inside an apartment from work at the building service, meter equipment or shared riser. In a co-op or condominium, establish who controls that equipment and who can authorize access. A unit owner’s approval alone may not settle the building’s access arrangements.

Prepare a list of existing and proposed electrical loads rather than selecting an amperage from a neighbor’s project. Request the contractor’s explanation of the capacity assessment and alternatives. The result should make clear whether the quote addresses a new circuit, a panel replacement or a service upgrade.

Identify the DOB License and Filing

DOB says most electrical work requires a permit and directs electrical filings to DOB NOW: Build. Its owner guidance distinguishes general work from listed minor repairs, with different inspection treatment. An installer should identify the applicable category instead of using “minor” as an informal description of price or duration.

Ask for the NYC electrical license information of the permit holder and the proposed filing scope. A business registration or an out-of-city credential does not answer that specific question. Confirm who obtains the permit and how you will receive its number and approved scope before work begins.

Coordinate Utility Access and Building Access

Have the electrician identify whether the serving utility must review the service arrangement or coordinate a disconnection. Ask for those steps separately from DOB approval. They involve different organizations, and a scheduled contractor visit does not establish that the utility has accepted a service change.

For a shared building, agree on access to electrical rooms, affected apartments and any planned outage notice. Ask how the crew will protect and restore walls or ceilings opened for the work. If another trade performs repairs, specify the handoff so the electrical quote does not leave an unfinished access opening.

  • Who is the DOB permit holder, and what work will the filing describe?
  • Who arranges utility review and any service interruption?
  • Who tracks required inspections and closes outstanding objections?

Retain the Inspection and Operating Information

DOB’s owner materials distinguish work requiring inspection from listed minor electrical work. Have the electrician explain the inspection path for this project and provide the resulting records. Avoid assuming that installing a new panel completes the permit simply because power is restored.

At handoff, request accurate circuit identification, equipment documents and an explanation of any change from the original proposal. Store the permit number with the contract and inspection outcome. That record helps when another contractor later evaluates solar, a battery or additional electric appliances and needs to know what was actually changed.

Questions Homeowners Ask

Can a general remodeling contractor handle the electrical filing?

Ask who holds the relevant NYC electrical license and who will obtain the permit. A remodeler coordinating the job is not, by itself, evidence of the required electrical authorization.

Does every electrical repair follow the same inspection route?

No. DOB distinguishes general work and specified minor repairs. Have the permit holder identify the category and inspection treatment for the actual scope.

Does a larger panel guarantee more available utility capacity?

Do not assume so. Ask the electrician to assess the service and coordinate any required utility review; a panel rating alone does not describe the entire supply arrangement.
