Paint selection is only one part of a painting job. The condition of the surface, preparation method, repairs, and access often determine the work involved. Walk the property with each bidder and identify peeling areas, stains, damaged trim, difficult ceilings, and rooms that must remain usable.
Find Out Why the Finish Failed
Ask whether peeling or staining points to a moisture problem that needs another trade. A new coat should not hide an unresolved leak. For older painted surfaces, arrange a lead-safe assessment before sanding or scraping. EPA and authorized state or tribal programs administer lead-safe renovation rules. Renovation credentials and lead-abatement credentials cover different work; ordinary repainting does not establish lead-hazard compliance.
Compare Preparation and Products
Specify which surfaces receive cleaning, repair, priming, and finish coats, with the product line, sheen, and approved colors. Ask how the contractor will address cracks, nail holes, caulk joints, and damaged substrate. Define the expected appearance at the walkthrough and whether samples will be approved under the room’s actual lighting.
- What repairs are included and what needs separate pricing?
- How will furniture, floors, plants, and adjacent finishes be protected?
- Who retains labeled leftover paint and product records?
Schedule Around the Surface and Weather
Ask which temperature, moisture, and curing conditions the selected coating requires, using the manufacturer's instructions for that product. Direct sun, coastal exposure, damp mornings, and freezing nights can create different scheduling problems. Agree who decides when work pauses and how unfinished surfaces are protected. Inside, discuss ventilation, pets, occupied bedrooms, and when furniture can return. Check whether historic-district rules or an association affect exterior colors before ordering. Request a sample area under the room's actual lighting and a clear process for addressing defects after the agreed drying period.
Questions Homeowners Ask
Do more coats always mean a better proposal?
Compare preparation, product suitability, coverage, and the agreed finished result. A coat count alone does not explain how the contractor will handle damaged or incompatible existing coatings.
Can painting remove a lead hazard?
Ordinary painting and regulated lead work are different scopes. Have the appropriate qualified professional determine what your property needs before treating a fresh finish as a compliance result.
