A home inspection helps you understand accessible conditions at a particular time. It is not a guarantee against every future defect. Before booking, explain the property type, age, major outbuildings, utilities, and any concerns so the inspector can identify the intended scope and access needs.
Understand What the Inspection Includes
Request a written description of the structure, systems, and accessible areas included in the inspection. Ask which areas cannot be inspected and how limitations will appear in the report. Environmental testing, well-water analysis, septic inspection, and other specialist services may require separate arrangements. Confirm qualifications for any optional service rather than assuming they come with the basic visit.
Make the Visit Useful
Read the agreement beforehand and ask to attend where practical. Prepare questions about observed defects, maintenance priorities, and which findings warrant a specialist. Request a sample report to see whether it clearly distinguishes observations, implications, and recommended next steps. Ask when the report will arrive and whether follow-up clarification is included.
- What access or utility conditions could limit the inspection?
- Which optional tests are separate and who performs them?
- How are urgent concerns communicated before the written report?
Account for Weather and Inspection Limits
Ask how snow cover, heavy rain, extreme heat, an inaccessible crawl space, or disconnected utilities will limit the inspection. A system that cannot be operated safely should have that limitation documented, with a plan for further evaluation if needed. Request experience with the property's construction and local conditions, whether that means a desert home, coastal building, or cold-climate house. Inspector licensing varies by area; verify the applicable requirements. Schedule the visit early enough to discuss specialist findings with your purchase advisers within the deadlines in your own contract.
Questions Homeowners Ask
Does the report certify building-code compliance?
Do not treat a general home-inspection report as building-authority approval or a guarantee. Ask the inspector to define the scope, and consult the appropriate authority about code questions. CFPB also distinguishes an inspection from a lender’s appraisal.
Should I hire the inspector to estimate every repair?
Ask what they can reasonably explain. Detailed pricing and repair design may require contractors or specialists after the condition has been investigated.
